For the development of the proposed real estate sector, the development authorities will have the mandate to grant building plans on the basis of the carpet area. A high government official gave this information yesterday.
Government will present the Real Estate (Regulation & Development) Bill in the next session of Parliament. Addressing a conference of the ASSOCHAM on the housing sector, Arun Kumar Mishra, Secretary, Ministry of Housing and Urban Poverty Alleviation, said that only the carpet area will be recognized in the regulatory bill.
In a statement issued by Assocham, Mishra was told that local bodies and development authorities will have to pass the map on the basis of the carpet area and it will be mandatory. The government will not recognize other standards like Super Area or Builtup Area.
In the National Capital Region, real estate developers sell houses on the basis of the super area and the super area includes the place of general amenities such as lift, corridor, club house and ladder with the built-up area. The super area is usually about 25 percent higher than the built-up area.
